Role summary:Walmart is seeking a strategic and experienced Senior Manager, Portfolio Management to lead real estate operations for approximately 400 operating stores. This role is pivotal in maintaining our store portfolio by managing landlord relationships, resolving lease-related issues, and collaborating cross-functionally to support store operations and capital projects. The ideal candidate will be a strong communicator and relationship builder, capable of navigating complex legal and operational landscapes with professionalism and sound judgment.
About the team:
The Portfolio Management team oversees property management for Walmart stores nationwide, supporting store operators to enhance customer experience. This team collaborates across functions to review legal agreements, negotiate with third parties, and optimize Walmart’s real estate portfolio. Leveraging expertise in portfolio management, negotiation, project management, real estate transactions, and communication, the team plays a vital role in maintaining high-quality shopping centers. Their efforts contribute to maximizing the value of Walmart’s real estate assets while supporting operational goals and delivering consistent value to customers.
What you'll do:
- Lead all real estate matters for ~400 stores, ensuring alignment with Walmart’s operational and strategic goals.
- Serve as the primary point of contact for store operations, landlords, jurisdictions, third parties, cities/jurisdictions, and neighboring businesses.
- Build and maintain relationships with landlords and external partners to proactively manage issues and prevent defaults.
- Interpret and analyze legal documents, clearly communicating obligations and rights to internal stakeholders and provide recommendations on requirements for remodel and expansion capital investment projects, as well as recommending any use waivers for third-party requests.
- Collaborate daily with internal teams including project management & design, facilities services, legal, compliance, construction and execution, and operations.

The annual salary range for this position is $80,000.00 - $155,000.00 Additional compensation includes annual or quarterly performance bonuses. Additional compensation for certain positions may also include :

Minimum QualificationsBachelor’s degree in Real Estate or related field and 3 years’ experience in real estate, retail development, tenant representation, or related area
