The Senior Manager, Realty Project Management and Development, leads the full lifecycle of land development for new store and club projects, overseeing site due diligence, permitting, construction, and grand openings. The position requires collaboration with external partners and internal teams to mitigate risks and ensure alignment with business objectives. The team leads comprehensive real estate development projects, managing all phases from site selection through construction and opening. Collaborating closely with Real Estate, Store Space, and Construction partners, they ensure alignment with business goals and regulatory requirements. This group oversees project scopes, schedules, budgets, and permitting processes while engaging external partners and stakeholders. They focus on continuous process improvements and mentor project management staff to enhance efficiency and effectiveness. The team upholds high standards of integrity and professionalism, driving successful delivery of new store programs that support the company’s strategic growth objectives.
What you'll do...
- Oversee the full lifecycle of land development projects, managing scopes, schedules, budgets, and capital approvals to align with business objectives.
- Develop and execute entitlement, permitting, and regulatory strategies, coordinating with authorities and external partners to secure necessary approvals.
- Lead and manage external development teams, negotiate agreements, and represent the company in public and regulatory forums.
- Mentor project management staff, implement process improvements, and establish governance practices to enhance project delivery.
- Communicate project status, risks, and recommendations to senior leadership with clear, data-driven analysis.
What you'll bring:
- Extensive experience managing the full development lifecycle for large-scale real estate projects, including site due diligence, permitting, construction, and grand opening.
- Proven ability to develop and manage project scopes, schedules, and budgets aligned with business objectives and market timelines.
- Expertise in entitlement strategies, regulatory compliance, and navigating zoning and permitting processes across multiple jurisdictions.
- Strong leadership skills with a track record of mentoring project management staff and driving process improvements.
- Exceptional stakeholder management, including coordination with external partners and clear communication to senior leadership.

The annual salary range for this position is $80,000.00 - $155,000.00 Additional compensation includes annual or quarterly performance bonuses. Additional compensation for certain positions may also include :

Minimum Qualifications...

Bachelor's degree in civil engineering, construction management, architecture, real estate development, land development, or related area, or equivalent practical experience.5 years’ experience in commercial real estate development, land development, or large-scale capital project management.
Experience managing end-to-end development projects, including due diligence, entitlements, permitting, construction oversight, and stakeholder coordination.
Experience managing multi-year development timelines with significant capital investment.
