This Director role will lead new club development for key markets. It blends strategic planning, financial oversight, stakeholder influence, and hands on project leadership to drive income generation, asset optimization, and long term growth. You’ll partner with internal leaders, external consultants, and community stakeholders to guide high impact projects from strategy through execution—shaping decisions that directly support Walmart’s business objectives.About Walmart Portfolio Management
The Walmart Portfolio Management team is responsible for maximizing the value and performance of Walmart’s real estate assets nationwide. We lead strategic initiatives across property management, leasing, capital planning, and redevelopment—balancing financial outcomes, community relationships, and operational requirements. This role plays a critical part in evaluating opportunities, managing complex projects, and aligning stakeholders to deliver results that support Walmart’s broader growth strategy, brand reputation, and long term asset portfolio.
What you'll do...
- Identify new Sams Club sites in key markets, developing market strategies in partnership with strategy teams and brokers
- Develop recommendations to optimize site use, appearance, and sales growth potential
- Manage third‑party consultants and partners, including negotiations and issue resolution
- Evaluate leases, purchases, renewals, and dispositions aligned to portfolio strategy
- Communicate capital forecasts, progress, and impacts to senior leadership and stakeholders in both committee meetings and real estate trips
- Experience leading complex, cross‑functional projects tied to real estate, property, or portfolio strategy
- Strong financial acumen across budgeting, forecasting, capital planning, and cost analysis
- Proven success managing external partners, lease and purchase negotiations, and contracts
- Ability to influence senior stakeholders and gain alignment across diverse groups
- Experience navigating regulatory, zoning, or community considerations

The annual salary range for this position is $110,000.00 - $220,000.00 Additional compensation includes annual or quarterly performance bonuses. Additional compensation for certain positions may also include :
