Position Summary...
This role will develop and execute a lease strategy for Sams Clubs. It requires creativity in negotiating complex deals, cross functional partnership to make sure all of the Sams interest is taken into consideration as part of the renewal, and ability to model the NPV of multiple lease deal structures. The associate will be responsible for partnering closely with operations, legal, and project management teams, and presenting recommendations to executive leadership committees.About the Sams Club Portfolio Management Team
The Sams Club Portfolio Management team leads new club development, oversees property management for all operating clubs, and completes all lease renewals for clubs. It sits within Walmart real estate supporting the Sams Club side of the business and works closely with internal partners on opportunities across the enterprise.
• Build relationships with landlords and partner to drive mutual benefit in negotiations.
• Analyze market conditions to understand financial and non-financial levers involved in renewing leases.
• Negotiate lease terms, rent reductions, subleases, and purchase options with landlords and third parties
• Develop a wholistic leasing strategy for the Club portfolio.
• Present recommendations to executive leadership on a monthly cadence.
What you'll do...
- Experience managing real estate, property management, or project portfolios with financial and operational accountability
- Proven ability to evaluate data, financial metrics, and market trends to guide business recommendations
- Experience negotiating leases, contracts, or real estate agreements with external partners
- Strong understanding of capital planning, budgeting, and compliance within real estate or asset‑based projects

The annual salary range for this position is $80,000.00 - $155,000.00 Additional compensation includes annual or quarterly performance bonuses. Additional compensation for certain positions may also include :

OR 5 years’ experience in real estate, retail development, tenant representation, or related area.
