The Facilities Maintenance Manager coordinates, directs and executes all installation, repairs and upkeep of multiple facilities. Designs maintenance procedures, develops and executes preventive maintenance, track budgets, and expenses. Directs personnel involved in establishing and maintaining company’s security and property protection programs.

Duties and Responsibilities:

  • Train and supervise employees of the maintenance team.
  • Negotiate contracts with outside vendors for execution of maintenance work.
  • Ensure operational efficiency of electrical equipment and mechanical systems through timely inspection and repairs.
  • Implement 5S Processes to ensure that company premises and facilities are kept clean, well supplied and functional.
  • Collaborate with Wellness and Safety Coordinator to implement workplace safety policies and standards.
  • Carry out inspections of the facilities to identify and resolve issues.
  • Establish Key Metrics to drive Data – Driven decision making.
  • Design predictive maintenance due to Mean Time To Breakdown (MTBD).
  • Define and implement Mean Time to Replacement (MTTR) processes.
  • Collaborates with key stakeholders in communicating scheduled maintenance activities.
  • Ensure a high service level with regard to the maintenance repairs and requests.
  • Conduct and evaluate Risk Assessments.
  • Plans, budgets, and schedules facilities modifications including cost estimates, bid sheets, layouts, and contracts for construction and acquisitions.
  • Develops long range plans, conceptual designs, and capital outlay requirements and documentation for facility.
  • Inspects construction and installation progress to established specifications.
  • Oversees the coordination of building space allocation, layout, and communication services.
  • Oversees and directs maintenance personnel and workers engaged in equipment installation, facilities equipment repair, and preventive maintenance.
  • Collaborates with local government agencies to ensure cooperation and coordination of facility’s activities.
  • Directs activities of workers engaged in performing building maintenance and janitorial services.
  • Develops a system to evaluate vendor quotations that utilizes appropriate negotiation and purchasing techniques to ensure quality, price, delivery, and service.
  • Design, implements, manages, and monitors procurement reporting systems to meet company requirements.
  • Recruits and maintains suppliers that provide high quality products and services at a better price while maintaining the highest code of ethics and conduct.
  • Prepares and reviews contracts, bids, proposals, and vendor agreements for legal correctness, price, and acceptability of items to specifications.
  • Negotiates or supervises the negotiation of complex requests for equipment, supplies, and services from suppliers and subcontractors.
  • Arranges for disposal of surplus and waste materials.
  • Surveys, compiles, and analyzes data relating to occupational and environmental health issues such as chemical exposure, radiation, smoke, fumes, noise, temperatures, dusts, vapors, mists, gases, solvents, and ergonomics which are known or suspected of being real or potential detriments to health.
  • Develops or provides input to hazardous material communications, including maintaining material data sheets

Education and/or Experience:

Proven experience as maintenance manager or other managerial role

Experience in planning maintenance operations

Solid understanding of technical aspects of plumbing, carpentry, electrical systems etc.

Working knowledge of facilities machines and equipment

Ability to keep track of and report on activity

Excellent communication and interpersonal skills

Outstanding organizational and leadership abilities

High school diploma or equivalent; Degree from a vocational school or BSc/BA in business administration or facility management will be an advantage

Valid Certified Maintenance Manager (CMM) will be a plus

Computer Experience (MS Office)

Work Environment:

Experience working in a warehouse environment.
