Job Description: This position is responsible for the day-to-day administration of policies, procedures and programs that assures a well-managed, well-maintained property. Maximum emphasis is placed on providing a positive response to the concerns and needs of the tenants and quality programs, in conjunction with the Owner’s goals and objectives. The Property Manager will work closely with property owners, tenants, and vendors to ensure the smooth operation of the properties. The successful candidate will have a strong attention to detail and the ability to prioritize tasks effectively. This position requires working non-traditional hours, including weekends, evenings, and holidays, as needed to ensure the smooth operation of the property and to address urgent tenant and maintenance needs. - Assists in the development of and ensures execution of all maintenance programs relating to the interior and exterior conditions and appearance of the property, assuring the highest levels of tenant satisfactions.
- Manages onsite staff, if any, to include Assistant Manager and all Maintenance Technicians.
- Maintains budget parameters and is constantly reviewing/rebidding expenditures.
- Participates in the selection of contract services, vendor negotiation of service agreements and day-to-day monitoring of vendor performance to ensure full compliance of standards established within the service agreement.
- Works with staff to set and attain meaningful performance and developmental goals. Monitor the progress of staff goals and provide appropriate support.
- Addresses necessary issues to keep unsatisfactory performance, disruptions and discontent to a minimum.
- Assists Leasing Agent and Building Engineer in the process of new tenant construction build-out including maintaining tenant improvement cost totals.
- Performs annual lease audits and monthly property inspections; maintains current certificates of insurance on all tenants.
- Invoices and ensures collection of monthly rent and all other receivables.
- Maintains current tenant amenities and develops new ideas to aid in tenant relationship- building and retention.
- Maintains community and professional relations by participating in related organizations.

Physical Requirements - Sitting: Frequently (4-6 hours/day) for computer work, emails, virtual meetings, documentation, and phone communication.
- Standing/Walking: Regularly (2-4 hours/day) while conducting property tours, supervising maintenance activities, or meeting with tenants and vendors.
- Bending and Stooping: Occasionally (up to 1 hour/day) to check under sinks, access storage areas, or inspect low clearance building features.
- Climbing: Occasionally required to ascend stairs.
- Reaching Overhead: Occasionally for accessing file storage, placing signs, or inspecting ceiling-level equipment.
- Kneeling or Crouching: May be necessary during detailed inspections or reviewing maintenance issues.
- Lifting/Carrying: Occasionally required to lift or carry items up to 25 pounds, such as small signs, packages, or equipment manuals.
- Driving: Frequently required to travel between properties or attending off-site meetings (typically local or regional).
Work Environment - Indoor and outdoor environments, sometimes in varying weather conditions.
- Exposure to building systems (HVAC rooms, electrical closets) and construction or maintenance sites during inspections.
Education/Experience Preferred Qualifications: - Active Real estate license (Preferred)
- Proficient in Microsoft Office
- Bachelor’s degree (Preferred)
- Yardi Voyager 7s Experience (Preferred)
- 3-5 years of Property Management experience
