Essential Job Duties

Safety/Security Sensitive Designation:

This is a safety/security sensitive position for purposes of the Arkansas Medical Marijuana Amendment and is subject to random drug and alcohol screening.

ESSENTIAL DUTIES AND RESPONSIBILITIES: Note: All City of Fayetteville positions require employees to provide good customer service to both internal and external customers, maintain positive and effective working relationships with other City employees (especially members of their own team), and have regular and reliable attendance that is non-disruptive. Other essential duties of this position include the following:

1. Perform skilled maintenance, installation, repair, construction, and preventative maintenance work in one or more skilled trades, including HVAC, electrical, plumbing, carpentry, or related trades.

2. Serve as project manager and lead crew on assigned tasks within assigned area of responsibility.

3. Train or provide guidance to apprentices or less experienced employees when necessary.

4. Conduct routine inspections of City-owned buildings, facilities, systems, and infrastructure to identify maintenance needs and prevent equipment or system failures.

5. Perform standard preventative maintenance and repair of building systems and equipment in accordance with manufacturer specifications, safety requirements, and applicable codes and regulations.

6. Operate, troubleshoot, repair, and maintain HVAC systems, pumps, motors, electrical systems, plumbing systems, building automation systems, and other facility-related equipment and infrastructure.

7. Identify, evaluate, and make recommendations related to equipment condition in order to prevent and/or minimize equipment failures and down time.

8. Develop preventative maintenance (PM) schedules, conduct regular inspections of equipment, oversee PM contracts, and submit invoices for payment.

9. Ensure that all installations and repairs comply with safety standards, manufacturer specifications, and regulatory requirements.

10. Maintain accurate records of all maintenance, repairs, and parts used, as well as any system adjustments made within the Building Management Systems (BMS).

11. Maintain current knowledge of industry standards, trade practices, tools, technologies, and safety procedures relevant to assigned trades.

12. Operate a variety of hand tools and power tools, testing equipment, and ladders, as well as heavy equipment such as lifts, forklifts, or backhoes, depending on the assigned trade.

13. Interpret blueprints, schematics, technical manuals, and construction drawings to complete installations, repairs, and modifications accurately.

14. Coordinate and work collaboratively with contractors, vendors, other trades personnel, and City staff to complete projects and repairs efficiently. Manage contracts and contractors as necessary when tasks are outsourced.

15. Monitor project progress and provide quality control.

16. Respond to service requests as assigned and make independent decisions in the field as to course of action to be taken.

17. Install holiday lights which typically involves working from aerial lifts and ladders.

18. Perform other duties as assigned.
